HOME SELLING PROCESS
If you are selling your home, it can be difficult to know where to start. There are a lot of steps to follow even before you list your home for sale, and getting advice or guidance from an agent is the best way to assure that everything goes smoothly. Maybe you aren’t even ready to consult an agent, and are simply considering selling your home and looking to learn more about the process. If that is the case, we’ve complied this guide to selling your home from pre-listing to closing.
When starting the home selling process, you will first want to find a REALTOR that you want to work with. Any of our wonderful REALTORS are ready to help!
STEP 01
Once you have chosen your preferred REALTOR, you will meet with them to discuss the market value of your home and how to prepare for marketing.
STEP 02
STEP 03
Then, you will need to sign the prepared listing paperwork.
Once the listing paperwork has been signed, you will need to prepare your property for listing. This can include completing upgrades, cleaning, and staging. Your REALTOR will schedule professional photos to be taken.
STEP 04
STEP 05
We will then begin to market your property on various websites, social media platforms, and the MLS.
STEP 06
Once the property has been listed, your REALTOR will coordinate inquires to show the property. Make sure you leave your home ready for showings at all times; beds made, countertops clear, empty kitchen sink, toilet lids closed, bathroom counters clutter free, & lamps on. If possible, have some classical or jazz music playing. You can expect to receive feedback within 12 hours after a showing.
As offers come in, your REALTOR will review them with you and work hard to negotiate & accept the best offer!
STEP 07
STEP 08
Once your property is under contract, you will need to start preparing for closing.
You will be asked to provide the settlement agency with necessary information.
A home inspection will be completed and any repairs will be negotiated & agreed upon. The buyer will do a walk-through prior to closing to ensure the home is in acceptable condition, including any repairs.
STEP 09
You will sign all documentation at the settlement agency the week of closing. All keys & garage remotes should either be brought to your signing or left in the home for your buyer.
On the day of closing, you will need to have the property clean and ready for the new buyer to move in.
Once the closing has been recorded, you will receive the proceeds from the sale!
